I have The Sims 2 Ultimate Collection on Origin, however when I downloaded the EA App yesterday my game was replaced with The Sims 2 Deluxe and it does not work. When I try to play the game the EA app says there is an issue on EA's end and to try again later.

17 Αυγ 2021 · Firstly, you’ll need to locate The Sims 2 Ultimate Collection in your Origin Game Library. Once you have found it, click on the game box art and then hit download. You’ll then be presented with a series of pop-up boxes.
The Sims 2 Ultimate Collection is and will remain on the new EA App and can be installed and played with in the exact same way as Origin. It has not been removed from EA's servers as some people have claimed. However, some people cannot currently see it or download it in the EA App.

Does it give you a download link to The Sims 2 Store Edition (as a ZIP file), or does it actually download Ultimate Collection inside EA App? Also, does it list your game's product code or say No Code Required ?

It's basically a no-cd.exe, which means your game won't need to go through the EA App to launch. Since the game is already installed on your system, all you have to do is put the exe in the right location and use that to load the game.
