I ended up with this one: https://www.amazon.co.uk/Converter-Extractor-Optical-Toslink-Support/dp/B073TXX3KV. It works with the One X and Series X fine, I can get 1440 60htz normally, and get 120htz if I turn off Vsync on the monitor.
I have a ASUS VP28UQG which has Freesync 1, but not sure it is compatible with the Series X VRR over HDMI at 4K@60Hz. It definitely isn't working now as I see a little bit of screen tearing during AC cutscenes.
