19 Σεπ 2024 · The room occupancy excise tax applies to room rentals of 90 days or less in hotels, motels, bed and breakfast establishments, and lodging houses. Beginning July 1, 2019, the room occupancy excise also applies to short-term rentals of property for 31 days or less.

This includes rooms in private homes if the room is reserved for accommodations. The tax is collected by the operator of the hotel (or other building).

MASSACHUSETTS ROOM OCCUPANCY TAX AND CERTIFICATION INFO: Legislation was signed into law in December, 2018 which expands the room occupancy excise, G.L. c. 64G, to short-term rentals of a property for more than 14 days in a calendar year, starting July 1, 2019 for which a rental contract was entered into on or after January 1, 2019.
The law expands the state’s hotel and motel tax to include the short-term rental of homes and condos. “Short term” refers to any rental period of 31 days or less, so annual or long-term rentals are excluded from the tax.
12 Απρ 2019 · Room occupancy returns are due monthly, on or before the 20th day of the month, reporting the tax due on occupancies in the previous month. G.L. c. 62C, § 16 (g). For example, for short-term rentals from July 1, 2019 to July 31, 2019, the return and payment with respect to those rentals is due on August 20, 2019.
