Its coverage includes private housing, housing that receives Federal financial assistance, and State and local government housing.

While the ADA applies to certain types of housing (e.g., housing at private and public universities and public housing programs), the Fair Housing Act applies to many types of housing, both public and privately owned, including housing covered by the ADA.
The Fair Housing Act makes it unlawful to refuse to make reasonable accommodations to rules, policies, practices, or services when such accommodations may be necessary to afford persons with disabilities an equal opportunity to use and enjoy a dwelling and public and common use areas.
